About this Project
The new building houses a creative mix of one, two, four and five bedroom apartments with 44 bedrooms and 13 units on a typical residential floor level. The spectacular residential amenity areas and flex retail space is located on ground level adjacent to the residential lobby and leasing spaces. The roof terrace of the building houses a state-of-the-art pool and hot tubs. Prime retail space will be located on the 1st floor facing College Avenue. Office space is located on the 2nd floor with a lobby on the 1st floor which is shared with the residential use.
The Core Oliv project in State College presented unique technical and logistical challenges. The centerpiece of the work was constructing a stand-alone masonry shaft—the structural core of the building—rising 100 feet in the air. This required advanced planning for material handling, specialized rigging, and strict safety protocols to ensure stability and worker protection at significant heights.
In addition, the project included installing utility brick in a stack bond pattern, which demanded exceptional precision to maintain alignment and achieve the clean, modern aesthetic envisioned by the design team. All work was executed on an extremely tight site, requiring careful coordination of deliveries, equipment movement, and sequencing with other trades to keep the project on schedule without sacrificing quality or safety.
